Financial Planning Support jobs

We are seeking an experienced Investment Manager to join our team and lead the sourcing, analysis and execution of property acquisitions, and to drive the performance of our existing portfolio. You will work directly with the principal, shape investment strategy and be a key voice at the Investment Committee.

Key responsibilities

Acquisitions and deal origination

• Source on- and off-market opportunities through agents, developers, owners and lenders
• Lead financial modelling, feasibility and sensitivity analysis (DCF, IRR, yield, cap rate)
• Manage due diligence end to end: valuation, legal, technical, environmental, tenancy and planning
• Prepare Investment Committee papers with clear recommendations and risk assessments
• Negotiate terms and coordinate settlement with legal, tax and finance advisers

Portfolio and asset management

• Set and deliver business plans for each asset: leasing, capex, repositioning and hold/sell strategy
• Track asset and fund performance against budget, targets and benchmarks
• Oversee property managers, leasing agents and other service providers
• Identify and execute value-add and disposal opportunities

Capital and fund management

• Structure debt and manage lender relationships, covenants and refinancing
• Support capital raising, including investor presentations and information memoranda
• Prepare regular investor reporting and contribute to fund valuations and distributions
• Monitor gearing, liquidity and the fund's investment mandate

Risk, compliance and governance

• Ensure activities comply with the fund's AFSL obligations, constitution and Corporations Act requirements
• Maintain sound risk management across market, tenant, credit and development exposures
• Stay across market conditions, interest rates and regulatory change, and brief the principal accordingly

Pay: $200.00 – $500.00 per hour

Expected hours: No more than 40.0 per week
